Glencairn and Clovelly are two small, quiet suburbs on the False Bay side of the South Peninsula, each with a few hundred residents, but they sit on very different ground. Glencairn lies between Fish Hoek and Simon's Town, where the Else River slows into a 20-hectare protected wetland just behind the beach. Its first plots were sold in 1901, and homes now climb from the low ground up the slopes of Glencairn Heights.
Clovelly backs onto the Kalk Bay mountains and looks over the Silvermine River estuary and wetlands. It started as a 1902 subdivision called Mayville, and many of its early homes began as weekend shacks that were later turned into permanent houses. Today most homes stand among big trees on the flatter land around the golf course, with others higher up against the mountain.
What wetland, wind and slope do to a home
- Wet ground near the vlei and estuary. Homes on the low ground beside Glencairn's wetland or Clovelly's river get more water around foundations and buried pipes. Gully traps and manholes that sit low can take in stormwater when it rains hard.
- Wind and sand. Glencairn beach faces the southeaster, and the City rebuilt the dunes there from 2023 and put up wind nets because blown sand kept piling onto the railway line. Sand that gets into gutters, gully traps and outside drains is a common cause of slow drains in exposed homes.
- Sea air. Salt in the air works on geyser valves, outside taps, gate motors and outdoor plugs, the same as along the rest of the False Bay coast.
- Hillside homes. Many Glencairn Heights homes are terraced into the slope with retaining walls and stone steps. Water and drain pipes run further and deeper, and a leak can show up a long way from where it starts.
- Trees and mountain streams in Clovelly. Mature trees on large plots look for water, and old clay drains with tired joints are what roots find first. Some plots even have a seasonal stream running through them.
- Converted cottages. A home that started as a weekend place and was extended over the decades often has plumbing and wiring from several eras joined together.
Signs worth acting on
- A gully trap that overflows when it rains, or a drain that gurgles.
- Damp patches or green grass over a pipe route in a dry spell.
- A water meter that keeps turning with every tap closed.
- Green or white crust on geyser valves and outside brass fittings.
- An earth leakage that trips in wet or windy weather.
- Lukewarm water from a solar geyser on a clear winter day.
How we find and fix the problem
For drains, we run a camera through the line so you see whether it is sand, roots or a broken joint before anything is dug up. Our blocked drains guide explains the usual causes. For hidden leaks on sloping plots, we check the meter, isolate sections and trace the line instead of breaking open walls on a guess.
Hot water needs some thought in Clovelly. Being tucked under the mountain keeps it sheltered from the southeaster, but in winter the sun only reaches parts of it late in the morning. A solar geyser can still work well if the panels are placed and sized for that, and in some homes a heat pump is the better choice. On an exposed Glencairn roof, frames and fixings need to cope with wind and salt. Our solar geyser guide covers the trade-offs.
Selling or letting in Glencairn or Clovelly
When you sell, the City of Cape Town requires a plumbing certificate of compliance, and an electrical CoC is needed nationally. In older and extended homes, the usual issues are a geyser installation that doesn't meet current rules, rainwater draining into the sewer, and wiring added over the years without being certified. We do the plumbing and electrical and arrange the gas and beetle certificates, so all four are done in one visit. The Fish Hoek, Noordhoek and Kommetjie guide walks through the process, and agents can see how a transfer runs with us.

Common questions
Why does my gully trap overflow when it rains?
Usually rainwater is getting into the sewer, through a downpipe aimed at the gully or a broken gully surround, or the drain beyond it is partly blocked by sand or roots. A camera inspection shows which.
Will a solar geyser work in Clovelly's winter shade?
Often yes, if the panels are placed where they get the most sun and the system is sized for shorter winter days. Where the roof is heavily shaded, a heat pump may suit better.
Can you do all the compliance certificates for a sale in Glencairn or Clovelly?
Yes. We do the plumbing and electrical certificates and arrange gas and beetle through vetted partners, so all four can be done in one visit.
